Iconic Offices and Linked Finance launch Ireland’s P2P Lending Campaign to date
At Iconic Offices, we are proud to be Ireland’s leading serviced offices and flexible workspace provider, operating 14 fully rented locations throughout Dublin city with prices to suit starts ups right through to billion dollar companies. Dublin is thriving and our spaces are at the pulse of business and technology growth in Dublin.
In 2017, we plan to diversify and dominate the Coworking sector in Dublin. Coworking is about bringing down the walls in offices so that start-ups and established companies can work alongside each other with a real sense of community. We have decided to partner with Linked Finance to part fund one of our largest projects to date, Herbert House. At €250,000, this will be Ireland’s largest P2P lending campaign to date!
Linked Finance is the first & largest P2P Lending website in Ireland. Using technology to cut out the middleman, Linked Finance brings business lending back to basics. Since it was established in 2013, Linked Finance lenders have provided hundreds of loans for businesses right across Ireland. At Iconic Offices, we believe in the Linked Finance mission to “allow lenders to make a difference to Irish businesses and earn better interest rates while businesses are free to keep their focus where it should be: on growing their business”.

We have 2 new buildings of 20,000 sq ft lined up, one is a straight long term lease and the other is a joint venture/ profit share with one of Ireland’s largest landlords. We have funding in place for the first of these buildings, and the second building ‘Herbert House’ will be completed in two phases.
We have budgeted €1.2m in total for this project and we intend to strip out the current fit out, and completely renovate the entire building so it is fit for creatives and industry innovators. Phase 1 of Herbert House will cost €500k and we are looking to raise €250k with Linked Finance towards this project. This first €150,000 loan represents the first tranche of the €250,000 facility and we plan on returning early in the new year for the remaining requirement.
Once finished the accommodation will comprise of:
- A mixture of co-working, private desks, team desks, private offices, lounge areas and breakout spaces
- A gym at basement level
- Secure bicycle storage
- Changing rooms with shower facilities
- Lift access to all floors
- Funky outdoor heated terrace/ garden
- Extensive fully stocked kitchen with complimentary breakfasts, snacks, filtered & fruit water, beer on tap, etc.
- A series of meeting rooms available for booking & hire
- In house coffee shop with full time barista
